An Airbnb-style vacation rental marketplace, priced line by line from our published price list: what the first version needs, what it costs to build and to run, how Airbnb itself started, and what to leave out.

Quick answer

A **30-day test version** of an Airbnb-style app costs **$6,000** on our price list and takes **30 days or less**: listings, booking requests, Stripe checkout and photo uploads, with host payouts done by hand. A **lean web MVP** with map search, filters, booking emails and automatic host payouts is **$11,750** (the calculator shows $12,000 to $14,000) and takes **40 to 45 days**.

Adding **live host-guest chat** makes it **$13,750** and 45 to 50 days. Adding **iOS and Android apps** on top makes it **$19,750** and 10 to 11 weeks. For the lean scope, our estimate of a typical agency quote is **$77,000 to $204,000** (our estimate, not sourced data; see our [MVP cost guide](https://minidev.pro/blog/mvp-development-cost-guide-2026)).

## What an Airbnb MVP Actually Needs

The core loop: a guest finds a place for their dates, books and pays; a host lists a place with photos and a calendar, accepts and gets paid after the guest arrives. Six features make it work:

1. **Listings** with photos, a nightly price, house rules and a location.
2. **An availability calendar** per listing, so guests only see open nights.
3. **Search** by area, dates and guests, with a map and a few filters.
4. **Checkout** by card through Stripe, under one cancellation rule.
5. **Host payouts** after check-in through Stripe Connect, minus your commission.
6. **Booking emails:** confirmation, check-in details and a reminder.

The base MVP's admin view handles host approvals and refunds.

### What the real Airbnb has that version one does not need

- **Native apps.** Guests can book in a mobile browser. Apps pay off once people book more than once.
- **Live messaging.** Relayed emails cover the first bookings; live chat is +$2,000 later.
- **Two-way reviews.** They need completed stays. Collect feedback by email first.
- **Pricing suggestions for hosts.** They depend on booking history you do not have yet.
- **Automated ID checks.** Review new accounts by hand; Stripe Identity costs $1.50 per verification when you need it.

## How Airbnb Started

Airbnb's first version was tiny. The company says it was born in 2007, when two hosts welcomed three guests to their San Francisco home, and its timeline has Brian and Joe hosting Airbed & Breakfast's first guests in October 2007. The site officially launched at SXSW in March 2008 and, in Airbnb's words, received just two bookings.

Early growth was manual. In his July 2013 essay "Do Things That Don't Scale", Paul Graham describes the founders going door to door in New York, recruiting new users and helping existing ones improve their listings, down to photographing their first hosts' apartments. Today Airbnb reports over 5.5 million hosts and more than 9 million active listings in 220+ countries and regions (figures last updated May 2026). None of that was in version one.

## Price Breakdown: Four Versions

Each table adds up to a list price; build days are working days. The calculator shows a range and calendar time, because some details only come out on a call.

### 1. Test version: $6,000, 30 days or less

| Item | What it covers | Price | Build days |
|---|---|---|---|
| **Base MVP** | Sign-up, the booking request workflow, database, Stripe checkout, admin view, landing page, deployment, 30 days of support | $5,000 | 20 |
| **File processing** | Photo uploads and previews on each listing | +$1,000 | +1 |
| **Total** | $5,000 + $1,000 | **$6,000** | **21** |

**Calculator estimate: $6,000 to $6,500, 30 days or less.** [Open this build in the calculator](https://minidev.pro/mvp-cost-calculator?type=saas&features=files&design=clean&platform=web)

**What you do by hand.** This is a concierge version: software where it matters, people everywhere else. You recruit the first hosts in one area and help them list. Guests send booking requests that you or the host approve by email, and pay through Stripe checkout. You pay hosts by bank transfer after check-in, on terms agreed in writing. A page per area replaces search.

That is fine at the start: the question is whether guests book and hosts stay, not whether the software scales. If even this is more than you need, read [when a no-code tool beats a custom build](https://minidev.pro/blog/no-code-vs-custom-mvp).

### 2. Lean web MVP: $11,750, 40 to 45 days

| Item | What it covers | Price | Build days |
|---|---|---|---|
| **Base MVP** | Sign-up, the booking workflow, database, Stripe checkout, admin view, landing page, deployment, 30 days of support | $5,000 | 20 |
| **Marketplace** | Two sides with their own accounts: hosts list and manage places, guests search and book | +$3,000 | +3 |
| **Search and filters** | Search by area, dates and guests; filter by price and type of place | +$750 | +1 |
| **File processing** | Listing photo uploads, resizing and previews | +$1,000 | +1 |
| **Email automation** | Booking confirmations, check-in details and pre-stay reminders | +$500 | +1 |
| **Stripe Connect payouts** (integration) | Host onboarding to Stripe and automatic payouts after check-in | +$750 | +1 |
| **Mapbox or Google Maps** (integration) | A map of search results and each listing's location | +$750 | +1 |
| **Total** | $5,000 + $3,000 + $750 + $1,000 + $500 + $750 + $750 | **$11,750** | **28** |

**Calculator estimate: $12,000 to $14,000, 40 to 45 days.** [Open this build in the calculator](https://minidev.pro/mvp-cost-calculator?type=marketplace&features=search,files,notify&integrations=2&design=clean&platform=web)

The calculator rounds the low end to the nearest $500, hence $12,000 for an $11,750 list total. We recommend this version to most founders: guests book on their own, hosts are paid automatically, and your time goes into finding hosts. For this scope, the calculator's comparison is $21,500 to $45,500 for a typical freelancer and $77,000 to $204,000 for an agency (our estimates, explained in our [MVP development cost guide](https://minidev.pro/blog/mvp-development-cost-guide-2026)).

### 3. Version 1 with host-guest chat: $13,750, 45 to 50 days

| Item | What it covers | Price | Build days |
|---|---|---|---|
| **Lean web MVP** | Everything in the table above | $11,750 | 28 |
| **Real-time** | Live host-guest messaging with unread alerts, kept on each booking | +$2,000 | +3 |
| **Total** | $11,750 + $2,000 | **$13,750** | **31** |

**Calculator estimate: $14,000 to $16,500, 45 to 50 days.** [Open this build in the calculator](https://minidev.pro/mvp-cost-calculator?type=marketplace&features=search,files,notify,realtime&integrations=2&design=clean&platform=web)

Add it when guests ask questions before booking, which is common for longer or pricier stays.

### 4. Version 1 with iOS and Android apps: $19,750, 10 to 11 weeks

| Item | What it covers | Price | Build days |
|---|---|---|---|
| **Version 1 with chat** | Everything in the table above | $13,750 | 31 |
| **Web + native mobile** | iOS and Android apps built with React Native, next to the web app | +$6,000 | +15 |
| **Total** | $13,750 + $6,000 | **$19,750** | **46** |

**Calculator estimate: $20,000 to $24,000, 10 to 11 weeks.** [Open this build in the calculator](https://minidev.pro/mvp-cost-calculator?type=marketplace&features=search,files,notify,realtime&integrations=2&design=clean&platform=mobile)

Add Apple's developer membership (99 USD a year) and Google Play's US$25 one-time fee. A stay is a service used outside the app, and Apple's App Review Guidelines require methods other than in-app purchase for those, such as Apple Pay or card entry, so payments stay on Stripe.

## Running Costs After Launch

Here is one month for a small marketplace in one city, at each provider's published prices (checked November 2026). Swap in your own assumptions:

- **30 hosts and 60 bookings** at an average of $350: 60 × $350 = **$21,000**.
- A **10% commission**, so hosts receive $18,900, as one payout per booking after check-in.
- US cards; 15,000 map loads (5,000 visits × 3); 240 emails (4 per booking).

| Service | Published price | This month | Cost |
|---|---|---|---|
| **Stripe card payments** | 2.9% + 30¢ per successful US card payment | 60 payments, $21,000 | 2.9% × $21,000 + 60 × $0.30 = $609 + $18 = **$627.00** |
| **Stripe Connect** (you set the fees) | $2 per host paid in a month, plus 0.25% + 25¢ per payout | 30 hosts, 60 payouts, $18,900 | $60 + $47.25 + $15 = **$122.25** |
| **Mapbox** (web maps) | 50,000 map loads a month free, then $5.00 per 1,000 | 15,000 loads | **$0** |
| **Vercel Pro** (hosting) | $20 a month, including $20 of usage credit | 1 deploying seat | **$20.00** |
| **Supabase Pro** (database, logins, file storage) | From $25 a month, with 100 GB of file storage | 30 listings × 20 photos × 0.5 MB = 300 MB | **$25.00** |
| **Resend** (email) | Free up to 3,000 emails a month, 100 a day | 240 emails | **$0** |
| **Total** | | | **$794.25** |

Stripe Connect line: 30 × $2 = $60, 0.25% × $18,900 = $47.25 and 60 × $0.25 = $15. See [Sources](https://minidev.pro/cost-to-build/app-like-airbnb#sources).

Payments take $627 + $122.25 = $749.25, which is about 3.6% of booking value ($749.25 ÷ $21,000). Your 10% commission is $2,100, which leaves $2,100 − $794.25 = $1,305.75. What moves the number:

- **Guests from abroad.** Stripe adds 1.5% for international cards (plus 1% for currency conversion). If a quarter of bookings use them: 1.5% × $5,250 = $78.75.
- **Your map provider.** Google Maps Platform gives 10,000 free Dynamic Maps loads a month, then $7.00 per 1,000: (15,000 − 10,000) × $7.00 ÷ 1,000 = $35.
- **Your Connect setup.** If Stripe charges hosts its processing fees directly, your platform skips the Connect account and payout fees, but controls less of the pricing.

Skip free hosting tiers for a live product: Vercel's Hobby plan is for non-commercial use only, and Supabase pauses free projects after a week of inactivity.

## Timeline: The Lean MVP Week by Week

The lean MVP takes 40 to 45 days, assuming a scope locked in week one and quick decisions. The general version is our [week-by-week MVP timeline](https://minidev.pro/blog/mvp-development-timeline-30-days).

1. **Week 1: scope and design.** A written Must / Later / Never list, key screens, the data model and Stripe Connect set up on your account.
2. **Week 2: hosts.** Sign-up, the listing editor with photos, prices and the availability calendar.
3. **Week 3: guests.** Search by area, dates and guests, the map, filters and listing pages.
4. **Week 4: money.** Checkout, the cancellation rule, Stripe Connect onboarding and payouts after check-in.
5. **Week 5: emails and admin.** Confirmations, reminders, approvals and refunds, then staging tests with your first hosts' listings.
6. **Week 6: launch.** Fixes, production deployment and the first real bookings. The 30 days of support start here.

## What Makes a Rental Marketplace Hard

**Supply comes first.** Guests leave an empty map, and hosts leave a site with no guests. Recruit hosts by hand in one city or region before you spend on guest marketing, as Airbnb's founders did door to door.

**Double bookings.** Many hosts list on several sites. Airbnb syncs calendars through iCal links, but its help center says the calendar updates every 3 hours and that nights blocked on another calendar may or may not be blocked on Airbnb. If your hosts list elsewhere, add calendar sync first (+$750 on our list) and still let a host decline a clash.

**Holding money until the stay.** Airbnb typically releases a payout about 24 hours after check-in. Stripe Connect's manual payouts can do the same, but funds can stay in a host's balance for at most 2 years if the host is in the US and 90 days in most other countries, and Stripe states it does not provide escrow services. Check those limits before taking bookings months ahead.

**Local rules.** Some cities regulate short-term rentals and the platforms that list them. New York City requires hosts to register with the Mayor's Office of Special Enforcement and bars platforms from processing transactions for unregistered short-term rentals; enforcement began September 5, 2023. Check your launch city's rules first.

## When We Are Not the Right Choice

- **You only want direct bookings for your own properties.** That is a booking website, not a marketplace; off-the-shelf vacation rental software costs less than any custom build, ours included.
- **You want every Airbnb feature at launch:** reviews, pricing tools, many currencies, native apps and links to every other booking site. Our fixed-scope model is built for a first version.
- **You have no hosts lined up.** Talk to hosts first; our [step-by-step MVP guide](https://minidev.pro/blog/how-to-build-mvp-step-by-step-guide) starts with that free step.
- **You need 50 or more engineers, or a consumer mobile game.** Neither is work we take on.

If you fit, our [fixed-price MVP development](https://minidev.pro/mvp-development) comes with a full refund plus $2,000 if we miss the agreed timeline for reasons other than your scope changes (see our [terms](https://minidev.pro/terms)). Related builds: a [Zillow-style listings site](https://minidev.pro/cost-to-build/app-like-zillow) and a [freelance marketplace like Upwork](https://minidev.pro/cost-to-build/app-like-upwork). After launch, the [Growth Partner retainer](https://minidev.pro/saas-development) is from $5,000 a month for 60 hours.

## Frequently Asked Questions

### How much does it cost to build an app like Airbnb?

On our published price list it costs $6,000 to $19,750: $6,000 for a 30-day test version, $11,750 for a lean web marketplace with search, maps and automatic host payouts, $13,750 with live chat and $19,750 with iOS and Android apps. Hosting starts at about $45 a month, plus Stripe fees on each booking. Our estimate of a typical agency quote for the lean scope is $77,000 to $204,000.

### How long does it take to build an app like Airbnb?

The test version takes 30 days or less and the lean web MVP 40 to 45 days. Live chat brings it to 45 to 50 days, and native iOS and Android apps to 10 to 11 weeks. These assume a scope locked in week one and quick decisions; each week of waiting adds a week.

### Do I need iOS and Android apps for an Airbnb-style MVP?

No. Guests can search, book and pay in a mobile browser, so a web app is enough to test demand. Native apps add $6,000 and 15 build days on our price list, plus Apple's developer membership at 99 USD a year and Google Play's $25 one-time fee. Add them once repeat guests or busy hosts make an app worth it.

### How does an Airbnb-style app pay hosts?

Through a payments platform such as Stripe Connect: the guest pays by card, the platform keeps its commission and Stripe pays the host. Airbnb itself typically releases a payout about 24 hours after check-in. When you set the fees, Connect costs $2 per host paid in a month plus 0.25% + 25¢ per payout, on top of 2.9% + 30¢ per US card payment.

### What does an Airbnb clone cost to run each month?

About $794 a month in our worked example of 60 bookings worth $21,000: $627 in Stripe card fees, $122.25 in Stripe Connect payout fees and $45 for hosting on Vercel Pro and Supabase Pro. Maps and email stay inside free tiers at that size. Payment fees grow with every booking.
