Quick answer

A test version of a Zillow-style site costs $5,750 on our price list (the calculator rounds it to $6,000) and takes 30 days or less: listings with search and filters and an enquiry form. The lean web MVP, with map search, photo galleries, agent and landlord accounts, saved-search emails and one listings data feed, is $11,750 (the calculator shows $12,000 to $14,000) and takes 40 to 45 days.

Adding an agent analytics dashboard makes it $13,250 and 45 to 50 days. Listing data is not in the build price: MLS listings come with their own rules and licenses. A typical agency quote for the lean scope would be $77,000 to $204,000 by our estimate (not sourced data; the method is in our MVP cost guide).

For a listings site, writing the code is the easier half; the right to show the listings is the harder one. Prices below come from our published price list, as in all our cost to build breakdowns; the sources cover everything else.

What a Zillow MVP Actually Needs

The core loop: a buyer or renter searches an area on a map, filters, opens a listing, saves it and sends an enquiry; an agent or landlord lists a property, or it arrives from a data feed, and receives the lead. Six features carry it:

  1. Listings with photos, price, beds, baths, size and status (for sale, pending, sold, for rent).
  2. Map search with filters for price, beds and property type.
  3. A listing page with a photo gallery and an enquiry form that reaches the right agent.
  4. Saved searches with an email when a new match appears.
  5. Agent and landlord accounts to add and edit their own listings.
  6. A listings feed import from a source you have the rights to.

The admin view approves listings and routes leads.

What a mature property portal has that version one does not need

  • Automated home value estimates. Zillow launched with them, covering more than 40 million homes. That is a data business, not a feature.
  • Mortgage tools. Link to a lender partner first.
  • 3D tours and video. Good photos earn the first viewing.
  • Rental applications and rent payments. They are a separate product.
  • National coverage. Start with one city or region.

How Zillow Started

Zillow was incorporated in December 2004 and launched the first version of Zillow.com in February 2006, according to its annual report. The launch press release, dated February 8, 2006, describes a beta offering free valuations on more than 40 million US homes, with data on another 20 million, covering most homes in the country, "not just those for sale". It credits a group of internet veterans, including Expedia founder and former CEO Rich Barton and former Expedia senior vice president Lloyd Frink.

So the first version led with one hook, the free home value, and listings came through agreements. Zillow Group's annual report for 2015 says it provides for-sale and rental listings through relationships with real estate brokerages, and that since January 2015 nearly 400 MLSs had signed agreements to send listings directly to Zillow and Trulia. For a new listings site, the data relationships matter as much as the code.

Price Breakdown: Three Versions

Rows add up to the list price, and days are working days. The calculator widens the price into a range and converts days to calendar time.

What you do by hand. You load the listings yourself, from agents and landlords who send them to you with permission to publish, or from your own inventory. Enquiries land in an inbox and you pass each one to the right agent. The base MVP's Stripe checkout can charge agents a flat fee for a featured listing, or its waitlist can collect buyer interest in a new area. Photo galleries and map search wait for the lean MVP. This shows whether buyers enquire and agents pay before you spend anything on data feeds. (The calculator shows $6,000 because it rounds to the nearest $500.)

2. Lean web MVP with map search: $11,750, 40 to 45 days

The $750 feed line covers connecting one feed. The license and any data fees are set by the MLS or data vendor, and they are not in our price. Our calculator's estimate for the same scope elsewhere: $21,500 to $45,500 from a typical freelancer and $77,000 to $204,000 from an agency (method in our MVP development cost guide).

Running Costs After Launch

A month for one metro area, priced from each provider's own pricing page (checked November 2026):

  • 800 active listings with 25 photos each at about 0.4 MB: 800 × 25 × 0.4 MB = 8 GB stored.
  • 15,000 visits with 4 map loads each: 60,000 map loads. About 20 photos viewed per visit at 0.3 MB: 15,000 × 20 × 0.3 MB = 90 GB served.
  • 2,000 saved searches with weekly alerts plus 600 enquiries: about 8,600 emails.

On Google Maps Platform instead, Dynamic Maps are free for 10,000 loads a month, then $7.00 per 1,000: (60,000 − 10,000) × $7.00 ÷ 1,000 = $350, which makes the month $415 before data fees.

A listings site is cheap to run until the map gets popular, so the map is the line to watch. Each map load is billed, so show a list first and load the map when someone switches to map view. Payments are optional; if you charge agents by card, Stripe's 2.9% + 30¢ per payment applies.

Timeline: The Lean MVP Week by Week

Plan on 40 to 45 days, provided the scope is fixed in week one and you answer questions quickly. One task sits outside the build: getting your data agreement signed, which you should start before week one. The general plan is our week-by-week MVP timeline.

  1. Week 1: scope and data model. A Must / Later / Never list, listing fields matched to your feed, statuses, key screens and the map provider.
  2. Week 2: listings in. The feed import on a schedule, and the agent and landlord editor with photo uploads.
  3. Week 3: search. Map search with filters, and listing pages with galleries.
  4. Week 4: leads. Enquiries routed to the listing agent, buyer accounts and saved searches.
  5. Week 5: email and admin. Saved-search alerts, listing approval and lead routing, and speed checks on photo-heavy pages.
  6. Week 6: launch. Checks against real listings, fixes and production deployment.

What Makes a Listings Site Hard

Listing data is licensed, not scraped. The National Association of REALTORS' IDX policy gives MLS participants the ability to authorize limited electronic display of their listings by other participants. In practice, MLSs license data to brokers and agents who belong to them, under signed agreements and often through approved vendors. San Diego's MLS says brokers and agents must work with a licensed IDX provider it approves and sign data agreements; Canopy MLS says its Web API feeds through a vendor carry fees. Listing brokers can opt out of IDX display, MLSs may charge participants the cost of the download, and an IDX display must clearly name the brokerage behind it; an MLS may also require it to name the listing firm. If you are not a brokerage, partner with one, or start with listings given to you directly. Rules differ by MLS, so read yours before you design the product.

Freshness and duplicates. Homes go pending and sell every day, and one stale listing costs a buyer's trust. Sync on a schedule, show when each listing was last updated, remove listings that leave the feed, and merge duplicates when the same home arrives from two sources.

Leads need an owner. An enquiry that waits a day is usually lost. Decide before launch who gets each lead (the listing agent, a partner agent or you) and how fast they must reply.

When We Are Not the Right Choice

  • You are an agent or brokerage that wants listings on your own website. An IDX plugin or your MLS's own tools cost far less than a custom build. Canopy MLS, for example, offers a frameable IDX search tool at no cost to the agent.
  • You need nationwide listings on day one. That takes agreements with many MLSs, not a bigger build. Zillow's 2015 annual report counted nearly 400 MLS agreements signed since that January.
  • You want automated valuations in version one. That is a data project, and it needs sales data you do not have yet.
  • Your plan needs 50 or more engineers. We are the wrong size for that.

If the scope suits a first version, fixed-price MVP development covers it, with a full refund plus $2,000 if we miss the agreed timeline for reasons other than your scope changes (see our terms). If you only list your own properties, read when no-code beats a custom build first. Short-term rentals with bookings are closer to our Airbnb-style breakdown. For work after launch, the Growth Partner retainer starts at $5,000 a month for 60 hours.

Frequently Asked Questions

How much does it cost to build an app like Zillow?

On our published price list it costs $5,750 to $13,250: $5,750 for a 30-day test version with listings, search, filters and an enquiry form, $11,750 for a lean web MVP with map search, photo galleries, agent accounts, saved-search emails and one listings feed, and $13,250 with agent analytics. Listing data licenses are extra. Agencies typically quote $77,000 to $204,000 for the lean scope, by our estimate.

How long does it take to build an app like Zillow?

30 days or less for the test version, 40 to 45 days for the lean web MVP and 45 to 50 days with agent analytics. Getting the right to show MLS listings can take longer than the build, because it needs signed agreements, so start that conversation before development begins.

Can I show MLS listings on my website?

Only under the MLS's rules. IDX lets brokers who participate in an MLS display each other's listings online, usually through an approved vendor and a signed data license, and the display must clearly name the brokerage behind it. If you are not a brokerage, partner with one, or start with listings that agents and landlords give you directly.

How much do maps cost for a property search site?

It depends on the provider and your traffic. Mapbox gives 50,000 free web map loads a month, then charges $5.00 per 1,000. Google's Dynamic Maps gives 10,000 free loads a month, then $7.00 per 1,000. At 60,000 map loads a month that is $50 on Mapbox or $350 on Google, at prices checked November 2026.

Can I build a home value estimate like the Zestimate?

Not sensibly in a first version. Zillow launched in 2006 with free valuations on more than 40 million homes, which took a large data set to support. An MVP can show recent nearby prices if your data source includes them, and leave automated valuations until you have the data and the users to justify the work.
